
NHS Greater Glasgow and Clyde, has taken over ownership and maintenance of the Larkfield Unit at Inverclyde Royal Hospital in Greenock, following the formal conclusion of a 25-year Private Finance Initiative (PFI) agreement.
The unit was handed over to NHSGGC on 31st October 2025, and the move brings a number of benefits to the health board, as well as creating a range of new highly skilled jobs in the area.
The PFI agreement was for the construction and ongoing maintenance of the unit by LH Project Limited (Project Co), with Alba Infra Partners managing BIIF LP, the sole Investor. NHSGGC and Project Co have successfully completed the handback of the facility.
Built in 2000, the unit has delivered a high-quality environment, primarily providing specialist care for older people in Inverclyde and across Greater Glasgow and Clyde, alongside a range of other services.
The culmination of this long-term partnership represents a significant milestone for stakeholders, and for the Health Board and the wider community it serves. The handover was delivered through a collaborative and methodical process involving all stakeholders, ensuring a smooth and compliant conclusion to the concession.

Infrastructure Managers Limited (IML) has managed building operations at the hospital under a Management Services Agreement (MSA). Bellrock, the Facilities Management (FM) provider, played a crucial role throughout the life cycle of the project, contributing to both operational success and a smooth handover process.
Welcoming the conclusion of the handback process Professor Tom Steele, Director of Estates and Facilities at NHS Greater Glasgow and Clyde, said: “We are pleased to have completed this latest phase in the life of the Larkfield Unit.
“Over the past 25 years, the unit has played a critical role in caring for the people of Inverclyde and beyond, and we would like to thank all our partners for the work they have done in helping to maintain such a high-quality environment for our patients.
“The handover was delivered through a collaborative process involving all stakeholders, ensuring a smooth and compliant conclusion to the agreement, and we would like to thank LH Project Limited, IML, Bellrock FM and all those involved for the important role they have played.
“NHS Greater Glasgow and Clyde estates and facilities teams will now be responsible for the operation of the facility in addition to the vital services provided within the hospital campus. It is important to underline there will be no impact on or change to service delivery in the hospital campus.”
